The City of Ada found the main dwelling located at 322 E. 13th dilapidated on 6/13/2023. Subsequent to the dilapidated findings the property was purchased by Oscar W. Nolasco on 5/5/2025. Mr. Nolasco executed a Dilapidated Structure Agreement on 4/26/2025 acknowledging that the structure was dilapidated and agreeing to obtain a remodel permit and complete the remodel and obtain a Certificate of Occupancy within six months of the date of the permit.
Owner obtained a remodel permit on 10/17/2025. The remodel permit expired on 4/17/2026. Owner has failed to complete the remodel and obtain a Certificate of Occupancy as required by the Dilapidated Structure Agreement. Furthermore, Owner has failed to make any progress or call for an inspection during the permit term.
Therefore, Owner is hereby ordered to obtain a demolition permit and remove the dilapidated structure within ten (10) days from the date of this Notice.
Failure to complete the demolition of the dilapidated and dangerous structure by 5/26/2026 will result in the City of Ada tearing down and removing the structure with the costs of the demolition and removal charged to the Property Owner in accordance with 11 O.S. §22-112.
A Statement of Cost and Notice of Lien will be forwarded to the Property Owner upon completion of the demolition and removal. Failure to pay the costs to the City of Ada will result in the City Clerk forwarding a Certified Statement of the amount of the cost to the County Treasurer. The costs will then be levied on the property and collected by the County Treasurer as other taxes authorized by law.
